This is a new building in the heart of a historic neighborhood and adjacent to a famous park; the address is 200 Occidental, and the park is Occidental Park, so we've named the development 200 Occidental. Occidental is a well known landmark in the area.
It will put 72 new market rate housing units into the area to put more eyes on the street (increase safety), more people to shop and eat in the area etc. It will have 130,000 SF of office and the user will likely be a technology user - someone who appreciates the historic character of the neighborhood, a company that is creative and progressive! There will be street level retail spilling out into the park (Occidental Park), giving it new life. The office user could also be a law firm etc, however this neighborhood is becoming known as a technology hub and also an emphasis on gaming.
The neighborhood is Pioneer Square in Seattle if you'd like to read more about it. Think Brick, exposed timbers, and charm...but old meets new in this building (you can see renderings of the building exterior in the attachment). The interior of the office, residential, and retail will attempt to invoke the same feeling a historic structure nearby would. Its a complex, balanced blend between the two genres.
The building will be uber 'green', pursuing a LEED Gold designation. There will be a photovoltaic system and potentially vertical wind turbines on the roof.
Target Audience: The Creative class, hip, intellectuals, technology, old meets new, celebrating history, European cafes spilling out onto a historic park. Raw, rustic refined. High energy. Elegant. Classic.
